Very nice just refurbished bed and Breakfast near San Giovanni.
Very comfy beds. Great location, two minutes walk from Metro "Re di Roma", 5 minutes walk from Piazza San Giovanni in Laterano and 20 minutes walk to the Colosseum. It is easy to reach the best historical spots of Rome such as “Spanish Steps”, Trevi Fountain, Piazza del Popolo and The Vatican. There is also a bus stop just very near which will take you directly to the Colosseum.
Just 4 metro stops from Termini station and walking distance to the station of "Roma Tuscolana" from which there are direct trains to Fiumicino Airport.
You can also walk to the Basilica of “Santa Croce in Gerusalemme” and the ancient “Via Appia Nuova”. Nice and lively neighborhood, where you can experience the Rome of the Romans, being just few blocks away from the historical centre.
You can also eat the best tiramisu in town at bar "Pompi"! People from every corner of the city come here to eat it.

Take the Metro line "A", get off at "Re di Roma"
- Take the exit "Via Vercelli".
- Walk along Via Vercelli until you are in Piazza Asti.
At the corner of the square there is a bar, then a hairdresser and then the entrance of the building.
Ring the intercom "24- Del Prete".

 By plane
From Fiumicino Airport:
When you are at the airport, catch the train which will take you at "Roma Tuscolana" station (you can take all the trains leaving from the airport except the direct one going to Termini Station which is a no-stop train. You should pay about 8€ for the ticket.). When you arrive in Roma Tuscolana, get out at the station main entrance (do not to get out at the secondary exit, which you can recognize as it is a just a small path which ends up right to the street and there is no station building). From the station square (Piazzale della Stazione Tuscolana) follow these directions (around 5 mins):
1. Head on Via Mestre toward Via Monselice
2. Continue straight onto Piazza Ragusa
3. Turn left onto Via dei Rogazionisti
4. Continue straight onto Piazza Asti
5. Turn left to stay on Piazza Asti
My building is just near the "Bar Asti", after the hairdresser.
Fom Ciampino Airport:
Take the bus to "Anagnina". Take the metro end get off at "Re di Roma".
take the exit "Via Vercelli".
