The bed and breakfast is located in the homonymous district of Tepolini about 2 km from the center of Castel del Piano and 3 km from Seggiano, in the Val d'Orcia Grossetana and is drawn to 'inside of a residence of the seventeenth century, surrounded by a park of 4,000 sqm. between chestnut trees, olive trees and a lush orchard.

The village enjoys a special microclimate that feels "fresh breath of the mountain and the sea tepid breath away." For this healthy climate, the bed and breakfast is an ideal holiday destination throughout the year:
• - In the spring, when nature awakens, with its hiking trails and cycling
• - Summer, walking along the trails and enjoying the cool under the chestnut trees or in the pool
